Third party fees such as processing, doc prep, title and notary are the result of much shopping and using our great volume of business to offer you the borrower the lowest fees possible. Of course, in most cases, borrowers are free to choose their own title company.
It's important to know that other charges seen on the good faith estimate are not fees such as taxes, homeowners insurance and HOA dues. These are charges out of the control of Clarion and are subject to change. How much you will have to add to funds needed to close will depend on if your loan is a purchase or refinance? You may need to bring up to 14 months of homeowners insurance to closing in both cases. When refinancing, your insurance anniverary date and taxes due date can influence the amount of money needed to impound if you are setting up and impound/escrow account?
